Services we offer
We understand that every block’s needs are unique, which is why we offer a complimentary consultation and management audit so we can fully understand the services that will be required. After visiting the block, we prepare a full proposal specifying all service points and costs to ensure that you’re delivered a service that’s right for you and your property.
Our history of working with a broad range of properties, shows us not only every property is unique, but that every client is too. Some of the services we offer include:
- Preparing Annual draft budgets to be agreed by the Directors of the Management Company. Submit service charge Demands and collect same in accordance with the Lease.
- This provides for the posting to each property a Demand, a Reminder and a Final Notice.
- Make payments to suppliers, contractors, insurers and others where appropriate.
- Assist the insurance broker in achieving the best possible buildings insurance premium with the best possible terms.
- Assist the insurance broker to obtain Directors and Officers Liability insurance at the best possible price and in the best possible terms.
- Producing Y/E financial statements and reconciliations for the chartered accountant to prepare the Y/E Company accounts. Distribute the Y/E accounts.
- Arranging and monitoring maintenance contracts for any plant and machinery
- Monitoring all service contractors including gardeners, cleaners and general maintenance personnel.
- Attending to normal routine enquiries from lessees/owners.
- Dealing with the day-to-day repairs to structure, plant, fixtures, fittings and equipment.
- Advise generally on management policy.

- Ensure that the company is run in accordance with its Memorandum, and Articles of Association.
- File any changes in Directors, members, share capital which occur during the financial year.
- File the Annual Return at Companies House
- Provide the registered office of the company to which all reminders, letters and correspondence will be sent from Companies House

- Maintain the Company’s books and records
- Present the Client with the Y/E accounts and ensure that these shall be filed at Companies House.
- Send out Notices of Annual General Meetings.
- Attend company meetings (maximum 2 per year included).
- Arrange and attend the Annual General Meeting and take minutes to be distributed to all shareholders and act as Chairperson if requested.
